How much will the property taxes be?
There is a tax abatement for the building that offers tax savings for owner-occupied units, available for
the first eight years of occupancy. Payment for years one
through five will be $2 per square foot; for years six
through eight, payment will be $3 per square foot. Owners
should verify the tax on their unit with the Bridgeport Tax
Assessor (203-576-7271).
What are the common charges? Common
charges vary by unit. Please see the schedule of
Model Pricing and Estimated Monthly Common Charges. What is included in common charges?
Budgeted items in the common charges include: capital
reserve fund, electricity for common areas (including heat
and air conditioning), gas heat and water for all units, garbage service, professional
management, common area maintenance, insurance, landscaping,
snow removal and 24 hour security. Insurance covers the
structure, but not the content of the unit. Each
owner/renter should obtain personal property insurance for
their unit(s).
How many parking spaces will be provided?
Parking for residents only will be provided in a gated,
secured lot around the building. There will be ample handicapped
spaces available. All parking is outdoors.
What schools are in the area? Hall
School (grades K-6) is located on Clermont Avenue, Dunbar
School (7-8) is located at 445 Union Avenue, and Harding
High School (9-12) is located at 1734 Central Avenue.
Will my unit be cable/internet ready?
Yes, each unit will be cable-ready.
How will utilities be paid? Gas heat,
water and sewage charges are included in the common charges.
Each unit will be individually metered for electricity to be
paid by the unit owner.
When does occupancy begin? Occupancy
is targeted for July 2008, beginning with the fifth floor

Pets are allowed but limited to 1 dog and 2 cats per
